2023 is here and this is the time of year when I see many people looking for a change. It can be tempting to want to up and sell your home when you’re feeling like something new. But often a few renovations can make you fall in love with your home all over again. It’s also a great way to maximise the value of your home so when it does come to selling, you get your best bang for buck.
My renovation tips below will have you enjoying what feels like a whole new home while ensuring you’re maximising the value of your home in the long run.
1. Modernise your kitchen
Kitchens can make or break a home and if yours is dated this is one of the best ways to add value to your home. This could be a ‘facelift’ where you simply update the fittings, cupboard door and handles, and new appliances or an entire remodel. This could be your chance to have your dream kitchen, but be careful to keep in with the theme of the rest of your home.
2. Upgrade your bathroom
Much like the kitchen, your bathroom is another area of your home that will make a big difference with a bit of an upgrade. You could add an en suite/second bathroom or work with the space you have, but either way, you’ll want to make sure your design plans match the style of your kitchen.
3. Add an extra room
This will give you the extra space you’ve been looking for as well as make it more attractive to potential buyers when it comes time to sell. The type of room you add will depend on the current layout of your home and the needs of your family. Whether it’s an office space, a second living area, or a bathroom, you’ll wonder why you didn’t do it sooner!
4. Improve your outdoor living areas
When done properly, an outdoor living area can act as an additional space to enjoy. Us kiwis love outdoor entertaining (when we actually get a lovely summer!), so both your family and future owners will reap the benefits of this renovation. You could add or extend your deck area, add practical solutions such as shelter and privacy screens and redo any landscaping.
5. Repaint all interior rooms
A fresh coat of paint throughout your home will transform your home in an instant. It’s a great way to fix up any imperfections throughout your home and can completely change the feel of a room. Feature walls and wallpapers add personality while neutral colours will allow you to set the scene with decor multiple times over. Just be aware, using bright or quirky colours and wallpapers are great if you love them, but when selling, potential buyers may see them as a downfall.
